Our Level 3 Home Survey, previously known as a Structural/Building Survey, is a highly sought-after service that offers a comprehensive analysis of a property's construction and condition. Typically recommended for older properties that may present issues, this survey is versatile and applicable to properties of any age, proving particularly beneficial for dilapidated or extensively altered properties.

Each Level 3 Home Survey report is tailored and extensive, featuring a detailed summary that highlights areas requiring attention or further investigation. The inclusion of photographs in the report, specifically targeting identified defects, ensures precise information on the location and nature of these issues.

Level 2 Home Survey

IDEAL FOR NEWER HOMES

The Level 2 Home Survey offers a detailed analysis of a property's construction and condition, like the Level 3 survey. Typically recommended for newer and more contemporary properties, this survey provides a customised and thorough report. Each report includes a detailed summary that identifies areas necessitating attention or further examination.

Our Level 2 Home Survey Reports feature photographs in relevant sections of the report where defects are identified, ensuring precise documentation of defects and their locations.

Help to Buy Valuations

PART OF THE HELP TO BUY SCHEME

Individuals who have participated in the Help to Buy government programme are required to obtain a Help to Buy Valuation in order to facilitate the sale or remortgage of their property.

It is important to note that a Help to Buy Valuation remains valid for a period of three months. Therefore, it is generally recommended to wait until an offer has been accepted before scheduling a valuation for the property's sale. In the event that the sale is not finalied within the three-month timeframe, an additional desktop valuation will be required.

This supplementary valuation can be conducted by the original surveyor without the need for a revisit to the property, although confirmation of the valuation will be necessary. Should there be any changes to the valuation, additional comparable evidence will be essential.

Your foundation for informed decisions

A Home Survey is conducted by a Building Surveyor who conducts a visual inspection of all visible and accessible components of a building, including roofs, walls, floors, windows, doors, chimneys, cellars, garages, and outbuildings. It is important to note that this inspection is non-invasive, and our team does not function as structural engineers.

The visual inspection cannot assess the safety or efficiency of electrical, gas or other energy sources; the plumbing, heating, or drainage installations (or whether they meet current regulations); or the internal condition of any chimney, boiler, or other flue. We will always advise specialists to help in these areas, e.g. evidence that the boiler has been serviced in the last 12 months, gas and electric (EICR) Safety certificates, and chimneys swept within 6 months are sought before financial commitment to the property.

If you have any specific concerns about a property, you can also discuss them with your surveyor to ensure they are thoroughly investigated, for added peace of mind.
